Rental Application Requirements

Bluefield Realty Group strives to provide quality housing to great residents. We are committed to equal housing and we fully comply with the Federal Fair Housing Act, and with all state and local fair housing laws. We do not discriminate against anyone because of race, color, religion, sex, handicap, familial status, or national origin. In order to qualify to rent one of our homes, all Applicants must meet our minimum Qualification Standards as listed below.

QUALIFICATION STANDARDS:

  • Anyone 18 years of age or older who will be occupying the home MUST submit a complete application, pay the nonrefundable application fee, and have a current photo ID and a valid social security number.
  • Total household income (before taxes) must equal at least three times the rent amount. All income must be from a verifiable source. Unverifiable income will not be considered. Applicants must provide copies of two most recent payroll stubs, or two years of tax returns if self-employed.
  • Applicant must provide all landlord contact info for past 5 years of residency. Applicant must receive positive references from all previous landlords for the previous 5 years. Negative landlord references, evictions filed within the last 5 years, or outstanding balances owed to a previous landlord will be grounds for denial. 
  • Applicant must exhibit financial responsibility. Credit scores below 500 will be grounds for denial. Bankruptcies MUST be dismissed or discharged for at least 6 months.
  • A background check will be conducted on all applicants over 18. Criminal records and convictions may be grounds for denial. Registered sex offender status may be grounds for denial.
  • Applicant must be a non-smoker, as smoking is not permitted on the premises.
  • Pets are considered on a case-by-case basis and must be approved prior to occupancy. Please refer to our pet policy.
  • Occupancy is limited to two persons per bedroom. An exception is made for children under the age of two.
  • Inaccurate or falsified information will be grounds for denial.

If you meet all of the Qualification Standards listed above and are ready to complete an online application, you can do so by clicking here. Please note that multipled applications may be received on the same property, and we process all applications in the order in which they are received. It usually takes 1-3 business days to process an application, depending on the availability and cooperation of previous landlords and employers. Incomplete applications will be returned and not processed.

SECURITY DEPOSITS:

Once your application is approved, you will have 48 hours to sign the Lease and pay the nonrefundable Reservation Deposit of $250, or we reserve the right to move on to the next qualified applicant. The effective date of the Lease can be set for no more than 30 days from the date of application approval. Prior to obtaining keys and obtaining occupany, new residents must pay the first month's rent along with the Security Deposit in certified funds (the $250 Reservation Deposit will be applied toward this amount due). Security Deposits are typically equal to one month’s rent. However, in cases where there are more perceived risks due to credit, income, rental history, etc., the Landlord reserves the right to require a higher security deposit.
